This B&B is located in a rural setting. We had to stop at a few places to ask where this was or note the street address. Once you arrive the home is clearly marked. Parking is provided in back of the house and is a private space, not on a street. The B&B location is along a somewhat busy two-lane road at times. The traffic is not constant but when vehicles go by, the noise from this is noticeable but not a significant problem. The operator/owner is very friendly and has a fair grasp of English, adequate for basic needs. The room was nice and spacious. Bathroom next door to our room had a rather small shower but was adequate. An oversized person might have trouble. Breakfast was in her kitchen and was enjoyable and typical European fair of breads, cheese, yogurt, toast and jams, juice, tea/coffee, etc. Plenty was provided and was tasty. We ate with her and her husband who didn't know English but was friendly and welcoming. Orvieto is just a few miles away and the owner was able to provide accurate and helpful directions on how to get into the hilltop town, where to park and where an internet café was even. Would recommend this place!

We enjoyed sharing the owner's wine so generously offered. breakfast was wonderful .Rosemarie had even a homebaked pie!

There was one little problem with our room. That wasn't reservated for us. We arrived to the house, and they said: we have no reservation. That wasn't so good. But the staff was very excellent and made a room for us.
