This charming period former Bakehouse, dating back to the 1640s, has been completely refurbished in 2018 to a high standard and tastefully styled to provide comfort, charm and well-appointed accommodation while incorporating modern day essentials. The living room has a working wood burner and both the dining room and two of the bedrooms have feature fireplaces, whereas the well-appointed bathroom has a state-of-the-art, Wi-Fi music mirror, and the kitchen has an induction hob. This detached cottage is set in the heart of the tranquil Broadland village of Ludham, just a 5-minute walk from Womack Water with its village green and boat moorings. True to its name Sunnyside enjoys a sunny dual aspect encompassing beautiful sunrises and stunning uninterrupted sunsets from its rear windows. There is an enclosed bistro courtyard ideal for alfresco dining and a further formal dining room. Ludham village boasts a post office and stores, public house, tea room, butcher and doctor’s surgery. Nearby Womack Staithe provides access to the River Thurne which has great fishing opportunities together with pedalo hire and a village green to just simply sit awhile and soak up the boating activity and wildlife.

There are many excellent walking and cycling opportunities available in the area, with miles of riverside and countryside walks available locally. Set amongst a gentle and tranquil landscape, dotted with ancient churches, wind pumps and nature reserves, this area of Norfolk offers a wealth of opportunity to enjoy the countryside at any pace. Nearby, How Hill Nature Reserve with its marshes, meadows, woodland and open water, is well worth exploring. Riverside pubs and cafés are plentiful and a number of Broadland centres offer bike and canoe hire - possibly the most delightful way to discover the lovely reed lined waterways and their abundant wildlife. Visitors can also hire hourly/day boats at Potter Heigham, 2 miles.

Bustling Wroxham, known as “the capital of the Broads”, is just 7 miles away, and is perfect for daily boat hire, river trips, riverside restaurants, cafés, pubs and shops. For the children; BeWILDerwood, a magical tree top adventure park and the Dinosaur Park at Lenwade both promise children a day to remember. The lovely dune backed sandy beaches at Sea Palling are just 8 miles. For lively family fun, visitors need look no further than Great Yarmouth, with funfair and traditional seaside amusements, and Pleasurewood Hills theme park at Lowestoft.

Cromer, 22 miles, also offers wonderful beaches and traditional seaside entertainment including a renowned end of pier show. Bygone museums, craft centres and National Trust Blickling Hall are all within an easy drive. Visit the medieval city of Norwich, with its magnificent cathedral, castle museum, art galleries, cinemas, theatre, cafés, fine restaurants and excellent shopping.
