CANCELLATION POLICY: Reservations must be cancelled 7 days in advance of your arrival date. In the event of a no show or a cancellation in breach of this policy, the cost of the entire reservation will be charged. The cancellation policy may vary per room type; please check the room description as well. COMMENTS: Any confirmed bookings cancelled prior to 7 days of arrival are subject to a 25 or 25% (whichever is the greater) non-refundable deposit per room. In consideration of our guests, we advise that we have a no smoking policy inside the house. We regret that we cannot cater for pets (with the exception of guide dogs). Please advise us at time of booking if you have any special requirements you would like us to be aware of, i.e. vegetarian, anti-allergy bedding and more.

Spacious deluxe twin/double room with en-suite facilities and luxury furnishings and fittings. Please advise if want set up as a twin or double. Stunning views overlooking the gardens down towards the Walkham Valley Zip & link twin beds can become large double bed - please advise if want twin or double bed. Rate is inclusive of VAT and full English Breakfast and includes a welcome hamper of wine and fruit etc.

Directions:

From Plymouth, take a386 north towards Yelverton and Tavistock. At Horrabridge, turn right into Graybridge Road (just past speed camera, signposted village centre). Drive through village, go over bridge and follow road round to the right. Road then curves round to the left (just by the Post Office & village shop). Immediately turn right into Bedford Road (signposted Sampford Spiney), and follow road all way up the hill for approximately 1.25 miles. Go past farm on the left. Turn left at the crossroads. Brook House is the first house on the left. Alternatively, if coming from Tavistock, take A386 south towards Yelverton and Plymouth. At Horrabridge, turn left (signposted for village centre). Remaining directions are the same as above.
