A family-owned house situated in the heart of the historic burgh of South Queensferry. Ideally situated for Edinburgh Airport, Edinburgh, Glasgow and the Forth Road Bridge that opens up the road.

Hawthorne House was built pre-1840 and has all the charm of a building of this age. It is situated within the conservation area of South Queensferry. Totally refurbished in 1997, the house has been tastefully decorated. Due to age of premises, Hawthorne House is not suitable for most physically disabled.The house itself is situated on a terrace with a minimum of ten steps to a maximum of twenty on any of the four staircases leading up to terrace. The interior stairwell comprises of a steep turning staircase.

Hawthorne House has a no smoking policy throughout. Any damages/ theft will be charged for cost of repair/ replacement.

Tastefully decorated standard size twin room, with added modern en suite facilities. Peacefully situated at the back of the house on the second floor there are interesting views of the old South Queensferry roof tops, with a limited view of the rail bridge. Breakfast included in price.

Tastfully decorated double room recently refurbished with modern en suite facilities including saniflow system. Peacefully situated at the back of the house on the first floor. Breakfast included in price

Our family room is a large spacious bedroom that can comfortably accommodate 2 adults & 2 children with the use of a guest sofa bed Our family room has Freeview tv a highchair is available if requested The room is tastefully decorated and has en-suite shower facilities The View from our family room is of South Queensferry's cobbled street which is in the midst of our conservation area Breakfast included in price.

Superior Room ()

Room 4 is a large spacious double bedroom with King size bed & sofa bed. If requested Room 4 can accommadate a family of 2 adults and 2 children sharing. Highchair available Spectacular view of the river forth and 2 bridges & South Queensferry's cobbled street. Situated on 2nd floor. Breakfast included in price.

Single Room ()

Small single room tastefully decorated with amenities such as a remote control TV,radio alarm, tea / coffee facilities and its own private bathroom with bath & power shower No view but peacefully situated on the first floor to the back of the house. Our single room is a small tastefully decorated bedroom with remote control TV,radio alarm,Tea/ coffee making facilities, hairdryer and its own washbasin. As own only room that is not en-suite it does have a superior bathroom with both bath & power shower

• Forth Road and Rail Bridges(1 km)- Forth Rail Bridge built 1891 Forth Road Bridge opened by Queen Elizabeth 1964
• Dalmeny House(3 km)- Dalmeny House, another of South Queensferry's impressive stately homes is open to the public May- August.
• Hopetoun House(3 km)- Hopetoun House is Scotlands oldest Stately home. Still occupied by the present Earl of Hopetoun and his family, the house is opened to the public with Guided tours.
• Deep Sea World(5 km)- Scotlands largest under water aquarium,with glass tunnels, touch tanks, face painting and live supervised shows for children.

Directions:

Centrally located on the High Street, there is easy access to the local bus and train services which run frequently into Edinburgh. With only a short walk, buses and trains north to Fife, Perth and Aberdeen are available. South Queensferry itself is fortunate to be only 20 minutes from Edinburgh and 35 minutes from Glasgow. Edinburgh airport is only a short journey of 15 minutes, and 5 minutes will take you to the Forth Road Bridge which opens the north of Scotland to visitors.
